Due to a rough couple of years in the housing market many people have become very fearful of real estate investing. In many cases, this makes a lot of sense; people obviously do not want to purchase something that might be worth less in a few years. But, on the other hand, the home prices in many markets are at an all-time low, which just screams that it is time to start buying again. Also, in markets such as Washington D.C. and Raleigh, NC the prices of homes are slowly beginning to creep north for the first time in years.
There are obviously risks in any type of investment, and this has seemed even truer over the past few years. The stock market appears to teeter over any news regarding European bail outs or Middle Eastern issues that might affect oil production. Banks are bolting their doors shut at an alarming rate. It even seems like retirement accounts and mutual funds are losing more than they are making.
In many markets, though, rent is rising, which for a real estate investor is a great sign. Also, people are beginning to rent more due to the difficulty many are having in getting a mortgage these days. Banks are no longer handing out large sums of money to people that cannot afford it. Investors with the capital to get a loan can also take advantage of a great situation in regards to the record low mortgage rates. Purchasing a home that can rent immediately for more than the monthly mortgage payment is a great beginning to real estate investing. This profit gained on a monthly basis can go into property improvements when needed or even into additional investment properties.
Obviously, making a sound real estate investment will require a lot of research to ensure the property is the correct investment. Real estate investing can be a great way to begin making back some of the money lost in the stock market over the last few years. It is also a great way to create real and immediate equity when done properly. An investor must keep in mind though that no type of investing is fool proof, but through proper research the odds of success can be greatly increased.
